About the Yakia 400 S
A narrow, modern cabin with full-height glazing and a flat overhanging roof. Just 150cm wide, it suits gardens where width is tight but depth isn’t.

Before You Order
Fitting the Yakia 400 S in Your Garden
Space. The cabin takes up 150 × 202 × 216cm, a footprint of 3.0m². Allow room around it for the door to open and for treating the timber each year. We measure up at the free site survey.
Access. The Yakia 400 S arrives as flat-packed panels and is built in place, so it will go through a standard side gate.
Power. The 6kW heater needs its own circuit from your consumer unit, drawing around 26 amps on a standard single-phase supply. Our electrician installs and certifies it — it's included in the price.
Planning. At 216cm tall, the Yakia 400 S is under the 2.5m height limit for outbuildings near a boundary, so in most gardens it won't need planning permission. Much of central and west London is covered by conservation areas, and flats and maisonettes have no permitted development rights at all. Many London saunas still go ahead without planning permission, but we check your property before you order and handle the application when one is needed.
